SO WHAT CAN WE EXPECT IN THE NEXT YEAR? WELL, THIS MORNING, WE HAVE AWFULLY AS FAR FROM COLLEGE CLOSED INTERNATIONAL REALTY, GIVING US A PREVIEW OF SOME OF THE NEW YEAR'S BIGGEST REAL ESTATE STORIES. A PREDICTION OR 2 I HEAR FROM YOU AS WELL. AWFULLY. THANK YOU FOR BEING IT'S MY HONOR. I LOVE BEING WITH MY ABC FAMILY. WE ALWAYS HAVE FUN. WHEN YOU COME IN, YOU ALWAYS TEACH US AN AWFUL LOT ABOUT THE EVER-CHANGING MARKET. HERE SO CHANGING. BOY LAST YEAR WE WE HAD A LOT OF CHANGES. YEAH. AND WHAT ARE YOU SEEING THIS YEAR AS WE'RE ENTERING INTO THIS NEW KIND OF ERA? YEAH, I FEEL LIKE PEOPLE BUYERS ARE DEFINITELY. >> AND COMFORTABLE THAN THEY WERE IN THE LAST COUPLE OF YEARS. THEY'RE DEFINITELY FEELING A LITTLE BIT MORE COMFORTABLE. I THINK THEY'RE CIRCLING THE AREAS THAT THEY WANT. SO, FOR EXAMPLE, I'VE SHOWED MORE PROPERTY LAST COUPLE OF WEEKS, BUT PEOPLE HAVEN'T MADE A DECISION YET. OKAY. AND SO EVEN OTHER AGENT THAT I'M TALKING TO AND INTERVIEWING IT WORKS FOR US EVEN ACROSS THE COUNTRY AND ACROSS OUR LAND AREA HERE IN THIS AREA, THEY'RE ALL HAVING THE SAME THING WHERE THERE BUYERS LIKE I'M JUST LOOKING IN SOUTHWEST CAPE CORAL. I WANT BE IN THESE 4 AREA OR THIS PART OF FORT MYERS. AND THEY'RE LIKE JUST WAITING, LIKE, WHAT ARE YOU WAITING FOR? A LITTLE BIT OF INTEREST RATE TO DROP. MAY BE OK, JUST THE CHANGE OF, YOU KNOW WHAT'S HAPPENING IN THE WHITE HOUSE JUST NEXT WEEK, WHICH COULD ALWAYS HAVE A BIG IMPACT AND HAS A BIG IMPACT. AND SO I THINK THERE'S JUST A LITTLE BIT OF WAITING SOME MORE SECURITY. SO I DEFINITELY FEEL LIKE THE MARKET IS FEELING THAT IT MAKES A LOT OF SENSE WE WERE JUST SPEAKING THE OTHER DAY, THERE SEEMS TO BE A LOT OF PEOPLE WHO HAVE BEEN >> STARTLED BY THE HURRICANES TO PUT IT MILDLY YEN ARE STAYING IN THE AREA. AT LEAST SOME OF THE FRIENDS THAT I KNOW. BUT PUTTING THE HOUSE IS FOR SALE THAT ARE ON THE WATER OR CLOSE TO SOME OF THOSE FLOODING AREAS. IS THAT GOING TO CONTINUE? >> YOU KNOW, I THINK THERE'S DEFINITELY THAT I THINK THIS NEXT HURRICANE SEASON WILL DETERMINE IF WE SEE A LOT MORE OF YOU KNOW, BECAUSE I TALKED TO SOMEONE THE OTHER DAY BECAUSE WE ARE SEEING VERY MUCH OF AN INCREASE PEOPLE THAT ARE BEEN ON THE WATER FOR YEARS. YEAH. I MEAN LEGACY PROPERTIES. NEVER BEEN ON THE YEARS OR 30 AND THEY'RE COMING OFF THE MARKET. I MEAN, THEY'RE THEY'RE PUTTING ON THE MARKET MOVING OFF THE WATER IN RIGHT. AND THEY ARE STAYING IN THE AREA. AND SO THE THING I THINK THAT WE'RE SEEING IS THAT PEOPLE ARE GOING TO WATCH THIS NEXT HURRICANE SEASON AND SEE BECAUSE IT'S LIKE, IS THIS A FLUKE, RIGHT? OR DID THE SOMETHING HAPPENED? SHIFTED THAT WE'RE GOING TO HAVE MORE HURRICANES? WELL, 3 IN A ROW, OF COURSE, CARE, THE JESUS THAT ALL OF DID. AND SO IT'S UNDERSTANDABLE PEOPLE, LITTLE GUN SHY. IT IS A LITTLE BIT. AND I THINK, YOU KNOW, THE GOOD THING ABOUT HURRICANES LIKE US TALKING SOMEONE THE OTHER DAY FROM CALIFORNIA WITH ALL THE FIRES GOT HORRIBLE WATCHING AND THEY'RE LIKE WELL WITH A HURRICANE BECAUSE THEY'RE MOVING FROM CALIFORNIA AND THEY'RE LIKE WITH A HURRICANE. YOU HAVE LIKE 5 TO 10 DAYS. NOTICE WARNING. YEAH, MORNING WITH A FIRE OR SOMETHING ELSE. YOU DON'T HAVE THAT KIND OF WARNING. AND I'M LIKE, WELL, THAT'S A VERY GOOD PERSPECTIVE. NEVER THOUGHT OF IT LIKE THAT. BUT I DO FEEL LIKE IF YOU LOOK FORWARD IN 2025, WE DO HAVE A LOT OF INVENTORY ON THE MARKET IT'S STILL A BUYER'S MARKET. IS IT OKAY? YEAH. AND SO YOU HAVE THAT ABILITY TO NEGOTIATE A LITTLE BIT. WE ARE SEEING IS, OF COURSE, AN INCREASE OF INVENTORY RIGHT NOW COMING ON THE MARKET BECAUSE US LOCALS, WE KNOW WHEN'S THE BEST TIME TO PUT YOUR HOUSE ON THE MARKET. IT'S WHEN THE SNOW BIRDS, RIGHT? HOW THE SEASON ERS ARE YEAR. AND SO WE DO HAVE AN INCREASE OF INVENTORY, DEPENDING WHERE YOU'RE LOOKING AT, WHAT POCKET WE HAVE AS MUCH AS 2 YEARS WITH OF INVENTORY AND AS LITTLE AS 8 MONTHS WITH INVENTORY, WHICH IS STILL HEAVY FOR US. THAT'S A LOT. THAT'S A LOT. AND SO WE WILL SEE A LITTLE BIT OF A BUYER'S MARKET, I THINK, THROUGH CONTINUING THROUGHOUT THE REST OF 2025, I THINK WE GET ON THE END OF 2025. WILL SEE THAT NUMBER TO BE LESS. AND THEN I THINK BY NEXT YEAR THESE NUMBERS ARE GOING TO INCREASE AGAIN. IT'S GONNA FLIP TO THE SELLER SITE. THAT'S KIND OF JUST MY PERSONAL. YOU MAY WANT TO HANG ON TO THOSE PROPERTIES IF IF WE CAN, IF WE THE HANDOUTS ELLA. YEAH. I THINK IF YOU WANT TO SELL AND BECAUSE RIGHT NOW I HAVE A LOT OF PEOPLE LIKE WEIS. IF I SELL, I MIGHT GET A MAYBE $100,000 LESS, BUT I N GO OUT HERE AND GET THIS INCREDIBLE THAT I COULDN'T GET IT RIGHT. YOU KNOW, MIGHT NOT BE ABLE TO GET NEXT YEAR OR EVEN LATER THIS YEAR BECAUSE THAT TABLE CAN FLIP IT ANYTIME SOON AS THOSE INTEREST RATES DROP A LITTLE BIT MORE. I THINK WE'RE GOING TO SEE THESE BUYERS. IT'S BEEN SITTING ON THE SIDELINE FOR THE LAST COUPLE YEARS SWARM JOHN FUND, THEY'RE GOING TO JUMP IN. AND I THINK THAT'S NOT JUST IN OUR MARKET. BUT ACROSS THE COUNTRY ARE SAYING, YOU KNOW, BECAUSE THE COST OF LIVING AND THE WAY IT IS A SURE WATCHING THOSE RATES AND THE COST OF LIVING BEEN SO HIGH. INTEREST RATES GOING UP TO. WE'RE SPEAKING ABOUT CONDO CHANGES IN CONDOS AND AND REGULATIONS THAT SORT OF THING. WHAT DO YOU SEE FOR THE CONDO MARKET GOING INTO 2025, YOU KNOW, IN 2024, IT WAS REALLY NERVE RACKING BECAUSE YOU HAD A LOT OF UNKNOWNS, RIGHT? THE GOOD THING ABOUT 2025 GOING IN. WE HAVE ALL THE KNOWS NOW ALL THE TESTS HAVE BEEN, DON. WE KNOW WHAT THE COST OF THE TEST IS. WE KNOW WE DON'T HAVE TO AGAIN FOR ANOTHER 10 YEARS. SO THEY'VE BEEN ABLE TO BUDGET PROPERLY WITH THE CHANGES. SO NOW IT MIGHT BE LIKE $30 MORE A MONTH FOR THAT HOMEOWNER TO HAVE THE BUDGET PREPARED FOR 10 YEARS FROM NOW WHEN THEY GO TO DO THE TEST AGAIN. SO I THINK THAT'S BRINGING A LOT OF STABILITY TO THE CONDO MARKET BECAUSE NOW WHAT WE DIDN'T KNOW WAS A MYSTERY NOW IS NO LONGER A MYSTERY. SO PEOPLE ARE MORE COMFORTABLE KNOWING. OKAY, THIS IS WHAT MY ACTUAL CAUSES. YOU CAN COUNT THE COST OF LIVING IN A CONDO AND NOW, YOU KNOW, AND SO THE UNKNOWNS IS MAKING THE MARKET UNSTABLE. NOW THAT WE KNOW I'M FINDING A CONDO BUYERS, THAT THOSE PEOPLE THAT WANT TO LIVE IN A TURNKEY WHERE YOU WALK OR AS YOU CONVENIENCE THERE, SO MUCH CONVENIENT. AND SO THEY'RE LOVING THAT. STILL LOVING THAT TYPE OF LIFESTYLE FOR US IN OUR COMMUNITY, ESPECIALLY THE OLDER PEOPLE AS WELL. YOU KNOW, THEY REALLY HAVE THAT TURN KEY OF THE DORM AND DOWN STAIRS AND GETTING YOUR PACKAGES. A LOT TO BE SAID FOR A LOT TO BE SAID. AND I THINK THAT BUYERS ALWAYS GOING TO BE HERE. BUT NOW THEY'RE JUST FEELING MORE CONFIDENT. Now that we're firmly in 2025, the year ahead is shaping up as another momentous one for the Southwest Florida real estate market. So what can we expect in the next year?Aprile Osborn from Call It Closed International Realty joined ABC7 to give us a preview of some of the new year's biggest real estate stories.Florida is an everchanging real estate market. Osborn says that buyers are now comfortable about buying and selling their homes. However, most are waiting for more security and possibly lower interest rates. It's going to a buyers' market as there is an increase in housing inventory. Osborn predicts that come next year, the market could flip and there will be fewer homes available.After this recent hurricane season, some people who live on the water are starting to put their homes on the market. Osborn predicts that most are waiting to see how this upcoming season will take place to see if they want to move away from the water.New condo inspection laws went into effect over the summer and require engineering inspections of all condos three stories or higher once they reach 30 years of age and again every 10 years thereafter. If the building is within three miles of the coast, that inspection could be required after 25 years. Also, there’s no more deferred maintenance.As a result, future repairs must be fully funded — and condo owners are facing sizable special assessments along with an increase in monthly maintenance fees. Gov. Ron DeSantis called a special legislative session starting later in January in part to address this problem.Osborn says we can expect lawmakers to tweak those new rules to help provide some relief to condo dwellers.
