Fort Myers' Royal Palm Square development to feature new hotel, apartments and offices

FORT MYERS, Fla. —

The Royal Palm Square development in Fort Myers will bring hundreds of apartments, a new hotel with a rooftop restaurant, and offices to the intersection of Colonial Boulevard and Summerlin Road, just east of the Midpoint Bridge.

Gulf Coast News reporter Jaylen Baron received an exclusive tour from the developers, Michael Alessio and Justin Thibaut, CEO of LSI Companies, who are selling the spaces to businesses.

"Phase 1 will come out of the ground relatively at the same time. That'll include the hotel, the medical office complex, the structured parking garages, the retail ground floor, the early child care. So maybe a little delay between this and that," Thibaut said.

The development will feature a Marriott hotel, health and wellness spaces, and a new partnership with Lee Health to provide more options for people to access a one-stop shop.

"We try to have just that open line of communication and really not surprise them with anything. Let them know what we're doing, and as we change our plans, make sure that we're being good partners to them and to ourselves and making sure that we don't impact their businesses," Alessio said.

Addressing concerns about traffic and congestion on Colonial Boulevard and Summerlin Road, Alessio said, "We have 4 or 5 different access points, and we have the parking garages to make that. So we don't have snarling traffic everywhere."

Regarding the timeline for Phase 1, Alessio said, "We're in permitting right now for early education care. That should probably start in the next 60 to 90 days. And then the hotel, multifamily and medical office. Those are still in for drawings and permitting, so I'm expecting those should start in the next six to nine months."

Thibaut added, "So right now we're targeting towards tail end of 2027 or early 2028 for delivery."
