FORT MYERS BEACH, Fla. (WINK)—Fort Myers Beach Town Council approved the One Particular Harbor hotel project with conditions during a second reading and adoption hearing.
The council required the developers to work with the city on a 5-foot easement along Primo Drive and address safety concerns at the intersection. During the first hearing, town council members expressed concerns about parking and how narrow Primo Drive is.
The developers removed parking spaces near the intersection of Primo Drive and Estero Boulevard, resulting in fewer overall parking spaces. They extended a drive to create more parking spaces and allow for more valet stacking to prevent traffic from backing up.
There will no longer be a sidewalk along Primo to allow for a wider right of way, and a dumpster will be moved.
" We are helping redevelop the island. We are providing some hotel rooms to replenish, what we've lost. We are gonna be getting some heads in the beds, and I think there's gonna be an economic benefit to the island from that," said Patrick Vanasse, the Neighborhood Company.
Council members raised concerns about the height of the hotel. Vanasse said it's the same height as other hotels in the area and believes it matches the downtown area.
The retail space will be convenience store-type retail, with more space for other retail that remains undecided. There will be no restaurant included in the One Particular Harbor pitch.
An engineer on the project said he believes deliveries will not be made directly to the hotel but instead will be made to Margaritaville and driven in smaller vehicles to One Particular Harbor.
During public comment, a woman on Primo Drive expressed concerns about the height of the hotel. She remained concerned about the intersection because the width won't change even with the easement space and said she doesn't like the plaza.
A man on Primo, who lives kitty-corner to the project, opposed the height. The developers responded by offering an opportunity to widen the street if the city wants it.
" They are asking for something they're not allowed to have. They want double the density. They want double six stories where three stories are allowed," said Tracy Gore.
" We do oppose the height. The height and the number of rooms. The other problem that we do have is that corner there, I have pictures of it," said Tim Newman. "It's only 21 foot wide. The, the road is not being made wider at the corner part."
